We are working with an established New York property management company seeking an experienced Director of Property Management to lead the performance and delivery of its residential property management operations across New York City.
The Director of Property Management will provide leadership to a team of Property Managers and Senior Property Managers while maintaining oversight of portfolio performance, client relationships, building operations and financial results.
This is a senior leadership position requiring extensive New York residential property management experience, strong commercial and operational judgment and the ability to develop high-performing teams while maintaining trusted relationships with condo and co-op boards.
Lead and oversee a team of Property Managers, Senior Property Managers and supporting property management professionals.
Maintain oversight of a portfolio of condominium and cooperative properties across New York City.
Provide strategic guidance and support on complex operational, financial and client matters.
Develop and maintain senior relationships with condo and co-op boards and key clients.
Support Property Managers with challenging board, resident and building matters where senior involvement is required.
Monitor portfolio performance and ensure properties are managed in line with company and client expectations.
Review operating budgets, financial performance, reserves and capital planning across the portfolio.
Provide oversight of major capital projects, building improvements and significant repair programs.
Ensure appropriate management of NYC Local Laws, regulatory requirements, inspections and building compliance.
Review service delivery and identify opportunities to improve operational performance and resident experience.
Recruit, mentor and develop Property Managers and other members of the management team.
Establish clear performance expectations and conduct regular reviews with direct reports.
Support the allocation of properties and workloads across the property management team.
Oversee escalated vendor, contractor and building staff matters.
Work closely with accounting, compliance, legal, insurance and project management teams.
Support client retention and assist with new business presentations and management transitions where required.
Develop and implement consistent operating procedures and property management standards.
Provide senior leadership with regular reporting on portfolio performance, key risks and operational priorities.
10+ years of residential property management experience, with significant experience in the New York City market.
Extensive knowledge of condominium and cooperative property management.
Proven experience leading and developing Property Managers or a wider property management team.
Strong track record of working directly with condo and co-op boards.
Deep understanding of NYC building operations, Local Laws, regulatory requirements and compliance.
Strong financial knowledge including operating budgets, financial reporting, reserves and capital planning.
Significant experience overseeing capital improvement projects and major building works.
Strong understanding of vendor management, building staffing and service contracts.
Excellent leadership and people management skills.
Exceptional written, verbal and executive-level presentation skills.
Strong commercial judgment and ability to manage complex client relationships.
Ability to manage competing operational priorities across multiple properties and teams.
Professional and composed when handling escalated or sensitive client, board and resident matters.
Bachelor's degree or equivalent professional experience preferred.
CPM, ARM, PCAM or other relevant industry designation is required.
