We are working with an established residential property management company seeking an experienced Estate Manager to oversee the day-to-day operation of a residential development in Reading.
The Estate Manager will take responsibility for the smooth running, presentation and operational performance of the development, working closely with residents, onsite staff, contractors and the wider property management team.
This role would suit an experienced residential or facilities professional with strong people-management skills, good technical knowledge and a proactive approach to maintaining a safe, well-managed and welcoming residential environment.
Oversee the day-to-day operation and presentation of the residential development.
Manage and support onsite staff including concierge, cleaning, security and maintenance teams where applicable.
Coordinate planned and reactive maintenance with contractors and service providers.
Carry out regular inspections of communal areas, grounds, plant rooms and building facilities.
Ensure health & safety, fire safety and statutory compliance requirements are maintained.
Build positive relationships with residents and respond to operational enquiries or concerns.
Monitor contractor performance, service standards and maintenance schedules.
Support the management of estate budgets, purchase orders and operational expenditure.
Maintain accurate records relating to maintenance, compliance, incidents and contractor activity.
Liaise with the Property Manager, client and wider management team regarding operational performance and ongoing works.
Previous experience as an Estate Manager, Building Manager, Facilities Manager or in a similar residential property role.
Experience managing a residential development or mixed-use estate is highly desirable.
Proven experience supervising onsite staff and third-party contractors.
Good understanding of residential building maintenance and estate infrastructure.
Strong knowledge of health & safety, fire safety and statutory compliance requirements.
Experience coordinating planned and reactive maintenance.
Good financial awareness and experience working with operational budgets.
Strong communication and resident relationship skills.
Excellent organisation and problem-solving abilities.
TPI, IWFM, IOSH or another relevant property, facilities or health & safety qualification would be advantageous.
