We are working with an established residential property management company seeking an experienced Head of Block Management to lead its residential block management function across London.

The Head of Block Management will provide leadership to a team of Property Managers and supporting staff, taking responsibility for service delivery, portfolio performance, client relationships and the continued development of the department.

This is a senior leadership opportunity for an experienced leasehold professional with a strong technical background, proven people-management experience and the ability to build trusted relationships with freeholders, RMC and RTM clients.

  • Lead, manage and develop a team of Property Managers, Senior Property Managers and supporting team members.

  • Maintain oversight of the residential portfolio, ensuring consistent standards of management and client service.

  • Act as a senior point of escalation for complex client, leaseholder, operational and technical matters.

  • Review and sign off complex service charge budgets, accounts and major expenditure where required.

  • Oversee major works, Section 20 processes, building safety and statutory compliance across the portfolio.

  • Develop and maintain strong relationships with key freeholder, RMC, RTM and institutional clients.

  • Set and monitor departmental KPIs, workloads and service standards.

  • Recruit, train and mentor property management professionals as the department grows.

  • Work closely with senior leadership on strategy, client retention and the continued growth of the block management function.

  • Extensive experience within residential block and private leasehold property management.

  • MTPI or an equivalent recognised professional block management qualification required.

  • Proven experience leading and line managing Property Managers.

  • Strong knowledge of residential leasehold legislation, lease interpretation and service charge management.

  • Extensive experience with Section 20, major works and complex building projects.

  • Strong knowledge of the Building Safety Act, Fire Safety Act and wider residential compliance requirements.

  • Experience managing senior client relationships including freeholders, RMC and RTM directors.

  • Strong financial understanding including service charge budgets, accounts and expenditure management.

  • Excellent leadership, communication and stakeholder-management skills.

  • Proven ability to improve service standards, develop teams and manage departmental performance.
