We are working with a growing residential property management company seeking an experienced Head of Block Management to lead and develop its block management operation in Manchester.
The Head of Block Management will take responsibility for the performance of the department, leading a team of property management professionals while maintaining oversight of client service, compliance, financial performance and operational standards.
This is an opportunity for an experienced block management leader to take ownership of an established function while helping shape its continued growth, processes and long-term direction.
Lead, manage and develop the block management team, setting clear expectations and performance standards.
Maintain senior oversight of the residential portfolio and ensure properties are managed effectively and compliantly.
Act as the escalation point for complex property, client and leaseholder matters.
Oversee service charge budgets, expenditure, accounts and financial performance across the department.
Ensure strong standards of statutory compliance, health & safety, building safety and risk management.
Oversee major works, contractor performance and significant operational projects.
Develop strong relationships with clients, directors and other key stakeholders.
Recruit, train and develop Property Managers and supporting team members.
Monitor departmental KPIs and work with senior leadership to improve processes, client retention and business growth.
Extensive experience within residential block and leasehold property management.
Previous experience in a Head of Block Management, Block Management Director or comparable senior leadership position.
MTPI or an equivalent recognised professional block management qualification required.
Proven experience leading and developing a property management team.
Strong understanding of residential leasehold legislation, service charges and lease interpretation.
Extensive knowledge of compliance, health & safety and building management requirements.
Experience overseeing budgets, major works and complex property-management matters.
Proven ability to build and maintain strong client relationships.
Strong commercial awareness with experience supporting the growth of a property management department.
