We are working with an established New York property management company seeking an experienced Property Manager to oversee a portfolio of residential condominium and cooperative buildings across New York City.
The Property Manager will take responsibility for the day-to-day operational, financial and administrative performance of their portfolio, acting as the primary point of contact for boards, residents, building staff and vendors.
This role would suit an experienced residential property professional with strong knowledge of the New York market who is comfortable managing multiple properties and building long-term relationships with boards and residents.
Oversee the day-to-day management and operation of a portfolio of condominium and cooperative properties.
Act as the primary point of contact for condominium boards, co-op boards, residents and shareholders.
Prepare for and attend board meetings, providing operational updates and following through on agreed actions.
Manage building budgets, operating expenses and financial performance in coordination with accounting teams.
Coordinate repairs, preventative maintenance and capital improvement projects.
Manage relationships with contractors, vendors, superintendents and other building staff.
Review vendor proposals, contracts and scopes of work and oversee delivery.
Conduct regular property inspections and ensure buildings are maintained to a high standard.
Respond to resident and board enquiries, complaints and operational issues in a professional and timely manner.
Support compliance with applicable NYC building, housing, safety and regulatory requirements.
Monitor open violations, inspections and compliance requirements and coordinate corrective action where required.
Assist boards with annual planning, major projects and longer-term building improvements.
Maintain accurate property records, reports, contracts and correspondence.
3+ years of experience in residential property management, ideally within the New York City market.
Previous experience managing condominium and/or cooperative properties strongly preferred.
Strong understanding of building operations, maintenance and vendor management.
Experience working directly with condo or co-op boards is highly desirable.
Working knowledge of NYC property regulations and compliance requirements.
Experience managing budgets, financial reporting and building operating expenses.
Strong written and verbal communication skills.
Confident managing multiple properties, priorities and stakeholders simultaneously.
Strong problem-solving skills with the ability to handle resident and building issues professionally.
Proficiency with Microsoft Office and property management software.
Bachelor's degree in Real Estate, Business, Property Management or a related discipline preferred but not essential.
