We are working with an established New York property management company seeking an experienced Property Manager to oversee a portfolio of high-end condominium and cooperative properties across Manhattan.
The Property Manager will take responsibility for the operational, financial and administrative performance of their assigned properties, working closely with boards, residents, building staff and vendors to ensure each building is managed to a consistently high standard.
This is a relationship-led position requiring strong knowledge of New York residential property management, excellent communication skills and the ability to confidently advise boards while maintaining oversight of day-to-day building operations, financial performance and longer-term projects.
Oversee the day-to-day management of luxury condominium and cooperative properties.
Act as the primary management contact and adviser to condo and co-op boards.
Build strong relationships with board members, residents, shareholders and building leadership.
Prepare for and attend board meetings, presenting operational, financial and project updates.
Oversee building operations, preventative maintenance and ongoing repair programs.
Conduct regular property inspections and ensure building standards are consistently maintained.
Work closely with Resident Managers, Superintendents and other onsite staff.
Manage contractors and vendors, including reviewing proposals, contracts and scopes of work.
Coordinate capital improvement projects, major repairs and building upgrades.
Assist with annual operating budgets, financial reporting, reserves and capital planning.
Monitor expenses and identify opportunities to improve building operations and financial performance.
Oversee NYC compliance requirements, inspections, Local Law obligations and outstanding violations.
Respond to resident and board matters professionally, including sensitive or complex issues.
Ensure operational and maintenance issues are followed through to resolution.
Maintain accurate records relating to building operations, contracts, projects and compliance.
5+ years of residential property management experience within New York City.
Strong experience managing condominium and/or cooperative properties.
Previous experience working with luxury or high-end residential buildings preferred.
Demonstrable experience working directly with condo and co-op boards.
Strong understanding of NYC building operations, maintenance and regulatory requirements.
Experience overseeing building staff, contractors and third-party vendors.
Knowledge of NYC Local Laws and building compliance requirements.
Experience managing operating budgets, financial reporting, reserves and capital planning.
Experience overseeing capital projects and major building works.
Excellent written, verbal and presentation skills.
Strong organizational skills and the ability to manage multiple priorities and stakeholders.
Professional, composed and solutions-focused approach when handling complex resident or board matters.
Bachelor's degree and ARM, CPM or other relevant professional designation preferred.
