We are working with an established New York property management company seeking an experienced Resident Manager to oversee the day-to-day operations of a luxury residential building in New York City.

The Resident Manager will lead the onsite building team and take responsibility for the maintenance, presentation, safety and operational performance of the property, while ensuring residents receive a consistently high level of service.

The successful candidate will combine strong technical building knowledge with confident team leadership and a highly professional approach to resident service. This role requires someone who can maintain exceptional building standards while effectively managing staff, contractors and complex operational requirements.

  • Take overall responsibility for the day-to-day operation and physical condition of the property.

  • Lead and supervise onsite teams including concierge, doormen, porters, handypersons and maintenance personnel.

  • Recruit, train, coach and manage building staff in line with company and building standards.

  • Manage staff scheduling, attendance, performance and day-to-day deployment.

  • Conduct detailed inspections of common areas, amenities, mechanical spaces and building systems.

  • Maintain exceptional standards of cleanliness, presentation, maintenance and resident-facing areas.

  • Oversee preventative maintenance programs and ensure building systems are maintained to required standards.

  • Coordinate maintenance requests, repairs and work orders from initial report through completion.

  • Oversee contractors, service providers and specialist vendors working within the building.

  • Monitor HVAC, plumbing, electrical, elevator, fire safety and other major building systems.

  • Coordinate resident move-ins, move-outs, deliveries and contractor access.

  • Oversee amenity areas and ensure facilities are maintained and operated to expected service standards.

  • Act as a senior onsite point of contact for residents and respond professionally to operational concerns and escalated issues.

  • Work closely with the Property Manager, General Manager or managing agent on building operations, projects and resident matters.

  • Coordinate planned repairs, improvement works and building projects.

  • Ensure compliance with NYC building regulations, fire safety requirements, inspections and applicable Local Laws.

  • Ensure building staff comply with company policies, union requirements and established operating procedures.

  • Maintain emergency preparedness procedures and coordinate the response to building incidents when required.

  • Maintain accurate records relating to maintenance, inspections, staff, vendors and building operations.

  • 5+ years of experience in residential building operations or Resident Manager positions within New York City.

  • Previous experience within a luxury condominium, cooperative or high-end rental building strongly preferred.

  • Proven experience supervising a substantial onsite building team.

  • Strong technical understanding of HVAC, plumbing, electrical, mechanical and life-safety systems.

  • Experience overseeing preventative maintenance programs, contractors and major repairs.

  • Strong knowledge of NYC building regulations, Local Laws and fire and life-safety requirements.

  • Experience managing union employees and working within a 32BJ environment strongly preferred.

  • Demonstrated ability to maintain high standards of property presentation and resident service.

  • Strong leadership skills with experience training and developing building employees.

  • Excellent communication and interpersonal skills.

  • Professional and discreet when interacting with residents and handling sensitive matters.

  • Strong organizational skills and the ability to manage multiple operational priorities.

  • Ability to respond calmly and effectively to emergencies and complex building issues.

  • Relevant FDNY Certificates of Fitness and other building operations certifications are advantageous.
