We are working with an established New York property management company seeking an experienced Resident Manager to oversee the day-to-day operation of a residential building in New York City.
The Resident Manager will be responsible for maintaining the property to a high operational standard, supervising building staff and ensuring maintenance, repairs and resident matters are handled efficiently.
This is an onsite position suited to an experienced building operations professional with strong technical knowledge, excellent organizational skills and the ability to lead a team while providing a reliable service to residents.
Oversee the day-to-day operation, maintenance and overall condition of the building.
Supervise building staff including porters, handypersons, doormen and other onsite employees.
Manage staff schedules, attendance, training and day-to-day performance.
Conduct regular inspections of common areas, mechanical spaces, building systems and grounds.
Coordinate preventative maintenance and ensure required servicing is completed on schedule.
Manage resident maintenance requests and work orders through to completion.
Coordinate repairs with internal maintenance teams and external contractors.
Monitor plumbing, electrical, HVAC, boiler and other building systems and escalate specialist works where required.
Liaise with property management regarding ongoing building issues, repairs and operational requirements.
Coordinate apartment move-ins, move-outs and contractor access.
Maintain building supplies, equipment and inventory.
Ensure building policies, safety procedures and house rules are followed.
Support compliance with applicable NYC building, fire and safety regulations.
Maintain accurate maintenance records, inspection logs and operational reports.
Respond to building emergencies and urgent maintenance matters when required.
Maintain professional relationships with residents, vendors and building staff.
3+ years of experience in residential building operations, maintenance or resident management in New York City.
Previous experience supervising building or maintenance staff.
Strong practical understanding of residential building systems including plumbing, HVAC, electrical and mechanical equipment.
Experience managing preventative maintenance programs and work orders.
Familiarity with NYC building, fire and safety requirements.
Experience working with vendors, contractors and service providers.
Strong organizational and problem-solving skills.
Ability to prioritize multiple maintenance and operational issues.
Strong communication skills and a professional approach when dealing with residents.
Comfortable responding to emergencies and operational issues when required.
Experience within a unionized building or working with 32BJ employees is advantageous.
Relevant certifications such as FDNY Certificates of Fitness are advantageous.
