We are working with an established residential property management company seeking an experienced Senior Block Manager to oversee a portfolio of residential developments across London.

The Senior Block Manager will take ownership of the operational, financial and statutory management of their portfolio, working closely with freeholders, RMC and RTM directors, leaseholders and residents.

This role is suited to an experienced block management professional with strong technical knowledge, confident client-facing skills and experience managing complex developments, major works and service charge budgets.

  • Manage a portfolio of residential blocks and developments across London.

  • Act as the primary point of contact for freeholders, RMC and RTM directors, leaseholders and other key clients.

  • Prepare and manage annual service charge budgets and monitor expenditure throughout the year.

  • Oversee planned and reactive maintenance, contractor performance and regular site inspections.

  • Manage major works projects and the Section 20 consultation process from initial planning through to completion.

  • Ensure developments remain compliant with relevant health and safety, fire safety, building safety and leasehold requirements.

  • Interpret leases and provide guidance on responsibilities, covenants and property management matters.

  • Attend and lead client, board and residents' meetings where required.

  • Handle complex client, leaseholder and resident matters and ensure actions are followed through to resolution.

  • Support and mentor junior Property Managers and Assistant Block Managers where required.

  • 5+ years of experience within residential block or leasehold property management.

  • MTPI, MIRPM or an equivalent recognised professional property management qualification required.

  • Strong knowledge of residential leasehold legislation and lease interpretation.

  • Demonstrable experience managing service charge budgets and year-end financial matters.

  • Strong working knowledge of Section 20 consultations and major works projects.

  • Experience managing RMC, RTM and freeholder client relationships.

  • Good understanding of the Building Safety Act, Fire Safety Act and wider residential compliance requirements.

  • Experience managing contractors, maintenance programmes and complex building issues.

  • Excellent communication, organisation and client relationship skills.

  • Experience supporting or mentoring junior members of a property management team is advantageous.
