We are working with an established residential property management company seeking an experienced Senior Property Manager to oversee a portfolio of residential blocks and developments across London.

The Senior Property Manager will take responsibility for the effective operational, financial and statutory management of their portfolio, maintaining strong relationships with clients, leaseholders, residents and contractors.

This role is suited to an experienced property professional with a strong understanding of leasehold management, service charges, major works and residential property legislation, alongside the ability to manage complex developments and provide guidance to more junior members of the team.

  • Managing a portfolio of residential blocks and developments.

  • Acting as the main point of contact for freeholders, RMC directors, RTM companies, leaseholders and residents.

  • Conducting site inspections and ensuring actions are completed.

  • Coordinating reactive repairs, planned maintenance and contractor performance.

  • Preparing and monitoring service-charge budgets and expenditure.

  • Managing major works projects and Section 20 consultation.

  • Attending AGMs, board meetings and client meetings.

  • Monitoring health and safety, fire safety and statutory compliance.

  • Resolving complex complaints and escalated property-management issues.

  • Supporting the mobilisation of new developments.

  • Mentoring junior members of the property-management team.

  • At least four years’ experience in residential block or leasehold property management.

  • Previous experience managing a varied residential portfolio.

  • Strong knowledge of service charges, leases and landlord and tenant legislation.

  • Experience managing Section 20 consultation and major works.

  • Experience working with freeholders, RMC directors and RTM clients.

  • Good understanding of residential health and safety and compliance requirements.

  • Strong budget-management and financial-reporting skills.

  • Confidence chairing meetings and presenting information to clients.

  • Experience supervising or mentoring junior team members.

  • Excellent communication, organisation and problem-solving skills.

  • MTPI, MIRPM or an equivalent recognised residential property management qualification required.

  • RICS qualification preferred.
