We are working with an established New York property management company seeking an experienced Senior Property Manager to oversee a portfolio of condominium and cooperative properties across New York City.
The Senior Property Manager will take ownership of the operational, financial and administrative performance of their assigned properties, while acting as a trusted adviser to boards and providing guidance to junior members of the property management team.
This position requires an experienced New York property professional with strong board relations, financial management and building operations experience, alongside the ability to manage complex projects and maintain consistently high service standards.
Oversee the management and performance of a portfolio of condominium and cooperative properties.
Act as the primary adviser and management contact for condo and co-op boards.
Develop strong relationships with board members, residents, shareholders and building leadership.
Prepare for and lead board meetings, presenting operational, financial and project updates.
Provide strategic guidance to boards on building operations, budgeting, capital planning and long-term property requirements.
Oversee annual operating budgets, financial reporting, reserves and expenditure across assigned properties.
Review building performance and identify opportunities to improve operational efficiency and service delivery.
Manage and support Assistant Property Managers and other members of the property management team.
Work closely with Resident Managers, Superintendents and onsite building staff.
Oversee vendor relationships, contract negotiations, bids and service agreements.
Manage significant repair programs, capital improvement projects and building upgrades from planning through completion.
Conduct regular property inspections and ensure operational and presentation standards are maintained.
Oversee NYC regulatory compliance, including inspections, Local Law requirements and outstanding violations.
Manage complex or sensitive resident, shareholder and board matters through to resolution.
Coordinate with internal accounting, compliance, legal and project teams where required.
Maintain accurate reporting and ensure key projects, compliance matters and board actions progress within agreed timelines.
7+ years of residential property management experience, preferably within New York City.
Extensive experience managing condominium and/or cooperative properties.
Proven experience working directly with condo and co-op boards.
Strong knowledge of NYC residential building operations, regulations and compliance requirements.
Demonstrable experience managing operating budgets, financial reporting, reserves and capital planning.
Experience overseeing major capital projects, repairs and building improvement programs.
Previous supervisory or team leadership experience.
Strong vendor management and contract negotiation experience.
Excellent written, verbal and executive-level presentation skills.
Highly organized with the ability to manage complex properties, competing priorities and multiple stakeholders.
Strong judgment and the ability to handle sensitive or challenging situations professionally.
Bachelor's degree or equivalent professional experience preferred.
ARM, CPM or other relevant industry designation.
